Does this apply for condos?
Only if the unit owner is leasing out their apartment - they would be responsible for this.
These Plumbing companies in NYC are unscrupulous. Now they are being given a new avenue to rip off already depressed property owners who cannot evict their tenants for not paying rent. This reminds me of the chimney sweep companies who would cold call homeowners and offer their "free" chimney check-up services. When they arrive they look at the furnace then the rooftop and come back and tell the homeowner that they found five thousand dollars in violations that they must submit to the city department who will impose a fine of 10 thousand dollars unless they are allowed to fix the problem right there and then. Now here comes the gas pipeline ripoff scam, compliments of our NYC City Department. I am selling and am moving as far away from NY as I can.
What happens then to the signed and executed proprietary lease that was already in place for the members? Would they all need to sign the new one? Or do they get grandfathered in?
The new version would be sent out from the attorney to replace / add-on to the one they already have.

Sure!
Are mix use properties like 2 families plus store required to do this type of gas piping inspection as well ?
Yes. You are a 3 family. You also have a commercial unit so yes. You have to do the inspection within a certain time frame depending on the community district your property is in. The fine for not doing it is $10,000.
Does this affect air conditioners? Does this mean I'll have to use 2 brackets per AC unit?
How about if I just get rid of all gas in my house and don't have to deal with this Bullshit? No Gas Stove, No Gas Dryer, No Gas Boiler, etc. Now this gives them to power to nitpick on what they want to, then claim we have to fix the Violation if not There will be thousands of dollars in fines and Repair cost, just so they can create more jobs and Extort more money from the Middle Class, If that is the case, I will drop them like a Rock. Big Brother is out of control, If there isn't any gas smell, there isn't an issue. What they are looking for is New Lines and More Work/Money. Big Brother is out of control. My home is my only Sanctuary and I should not be subject to home invasions by private parties or Governments.

Why is it my landlord can block me from getting Verizon Fios when NYC has a agreement. I live in Manhattan, NoLita area. I will never get Spectrum. I tell 311 and they talk to Verizon and Verizon talk to my landlord. My landlord said oh because we dont want any drilling on the wall. Yet renovation is fine? And Spectrum has to drill the wall.
Verizon has to have wired your apartment building in order to get FiOS cable service. If the landlord is trying to block FiOS from coming into the building, they will eventually take legal action and force their way in.
Do you need a broker's license to own a property management company in nyc?
You need someone in the office to have a broker's license that will hold the license for the company. The company itself needs to be licensed.
Crazy how you don't have more views. It's good to know things that seem obvious but from a pro, you get a different perspective.

Hi Mark, I just watched your great youtube video on Local Law 11 in order to shine some light on the issue we have in one of the landmarked buildings in the Financial District. There seems to be a 6 inch leak coming from the roof of the building which unfortunately is right above the penthouse apt my buyers are considering buying. (I am the broker representing them). We were told by the management that they have started filing permits for local law 11 and it should be happening soon but were not able to give us any dates. What is the usual time frame on when we could expect any work commencing on the roof? How do we know if this is currently cycle 8 or 9? I noticed that our block number 64 is sub-cycle 8A and 9A. If the management has started filing for local law 11, does this mean they are ready for the work to commence? Is this a few months or are we still talking about 1-5 years wait time? Thank you. JTC

the gas leak at 121 2nd ave was caused by an illegal tap into the 1 1⁄2-inch gas line which serviced the "Sushi Park" Japanese restaurant. When does the insurance not cover the resulting losses to shareholders if 121 2nd avenue was a coop apartment bldg?
That doesn’t change the answer on this issue. If there is resulting damage from the leak, yes. If not, probably not.

For a three family home, you would most likely need to collectively store the items and then call once you have 20 items, or you could drop them off, either for donation to an organization that will accept or at a Best Buy or similar store that will accept recycling of smaller electronics. You can e-mail the program at e-cycleNYC@dsny.nyc.gov for more information and sign up sheets, if you do sign up.
